Wyld Oaks unveils new retail concept, confirms innovative homebuilder involved for Apopka project

Onx Homes' Partnership with OAKS to Build 54 Single-Family Homes

An ambitious mixed-use project in a fast-growing Orange County suburb just revealed new details about what’s in the works.

Wyld Oaks, the 255-acre community slated to rise at State Road 429 and West Kelly Park Road in Apopka, announced May 20 at ICSC Las Vegas the addition of Wyld Provisions — an elevated travel center and retail concept — and confirmed modular homebuilder Onx Homes will construct 54 single-family homes near the property’s southwest corner.

The Wyld Provisions announcement encompasses a “vital service hub for both residents and travelers” near the community’s northeast corner, close to the S.R. 429 interchange. The project will have fuel, market and food components. It is a collaboration with Cocoa-based Southeast Petro Distributors Inc.

Wyld Provisions includes retail space for lease, including end-cap opportunities, noted Southeast Petro President Summit Shah in the announcement. Wyld Oaks developer Joseph Beninati told Orlando Business Journal pre-leasing talks for the space have been active.

Beninati said the project fits with the larger ethos for Wyld Oaks.

“The whole reason for creating Wyld Provisions is our effort to be more local and bespoke, without being just another location that has a RaceTrac or Wawa. Every step of the way with Wyld Oaks, [we] will try to find local and unique operators wherever possible.”

The groundbreaking included Cate Manley, of the Apopka Area Chamber of Commerce; Orange County Mayor Jerry Demings; Joseph Beninati, developer for Wyld Oaks; Apopka Mayor Bryan Nelson; Michelle Maikisch of the Central Florida Expressway Authority; and Laureen Martinez of the Orlando Economic Partnership.

The other announcement confirmed media reports that Onx, one of the region’s busier homebuilders, will be among the partner builders for Wyld Oaks.

Onx spokeswoman Julia Wakefield confirmed the builder will have 54 homes on a five-acre site. Construction will start in the fourth quarter of this year and the first deliveries will happen as early as January, with a starting price of $500,000.

Onx Homes executives said the homebuilder — which deploys a modular construction method where the production of its concrete exterior and interior walls happens at a factory in South Florida — can complete homes in as little as 60 days.

Meanwhile, momentum in Apopka remains robust, with more than 80 developments announced for the northwest Orange County community since 2020, bringing 15,287 new residences and 14.6 million square feet of commercial and industrial space.

“It is the spot,” Sandi Bargfrede, a managing partner with Orlando-based Acre Commercial Real Estate who is not involved with the projects, previously told OBJ.

Wyld Oaks boasts plans for 5,000 residential units, 200,000 square feet of commercial space, two hotel sites, a 25,000-square-foot grocery store and 1.5 million square feet of light industrial space to be developed by Cadence Partners
